LOVELAND, Colo. — McWhinney, Colorado-based real estate investor and developer with expertise in commercial, mixed-use, hospitality, multifamily and residential assets and master developer of Centerra, confirmed the opening of a new 123,000-square-foot delivery center in the firm’s northern Colorado community. Amazon took occupancy of McWhinney’s largest industrial offering in Centerra in November.

The industrial building, located at 4541 Viking Way adjacent to the Northern Colorado Regional Airport, was completed last year and subsequently modified to fit Amazon’s specific needs. The building sits just west of Centerra’s two existing industrial buildings occupied by Safelite AutoGlass and Toddy, LLC.

“We’re excited to welcome Amazon to Centerra,” said Troy McWhinney, chief investment officer and co-founder of McWhinney. “We’ve been intentional in our efforts to increase our industrial, warehouse and distribution offerings to support the growing number of companies looking to locate to and expand in northern Colorado. With a growing population of approximately 600,000, northern Colorado is one of the state’s strongest markets, and we look forward to the economic impact Amazon’s presence will bring to an already flourishing region.”

With immediate access to Interstate 25 and Highway 34, Centerra Industrial is ideally positioned to meet the growing need for fulfillment and distribution centers serving the northern Colorado market. The location also provides convenient access to Centerra’s variety of shopping and dining amenities, nearby recreation trails and open space, and growing residential communities.

The Amazon facility represents the third industrial building in Centerra’s expanding industrial district. A fourth building of the same size is currently under construction and scheduled to deliver this summer, followed by a fifth building scheduled to deliver in the fourth quarter of 2020. Consistent with McWhinney’s strategy to always have Class-A industrial product available, a sixth building will be permit-ready next month and poised to break ground as leasing activity dictates. Upon completion, Centerra Industrial will consist of over 650,000 square feet of prime industrial and distribution space.

Mike Eyer of CBRE and Kyle Lundy of C3 Real Estate Solutions facilitated the lease transaction on behalf of McWhinney while Jason Ells of Cushman & Wakefield U.S. Inc. and Casey Trees of KBC Advisors, LLC, represented Amazon.
